Rating from plans
For all new houses (where planning permission is applied for, since January 1st, 2007) a Provisional BER Certificate must be produced in order to supply potential buyers or tenants with the nessessary information as set out in the EPBD. This certificate is based upon the preconstruction plans, and, as certain designs may change in the construction process, a final BER certificate is required upon completion of the building.

The design and planning stage of your new build is the best time to consult with us as we can advise on any adjustments or alternative systems to implement helping you meet the current building regulations on the conservation of fuel and energy, while improving the running cost, effiencey, and desirability of your finished product.

Failure to obtain a BER certificate
If you do not comply with a BER requirement you will be liable, on conviction in the District Court, to a maximum fine of €5,000. Failure to secure a BER certificate at the proper time could hinder or delay the legal completion of a sale or letting or a future disposal of the relevant dwelling.
